Just to be fair.


These Terms & Conditions govern the Guest’s access and use of accommodation service (hereinafter called 'the Service') provided by Space is Ltd (hereinafter called 'SLEEEP'). SLEEEP is a brand under Space is Ltd. and is a licensed guesthouse operator in Hong Kong. SLEEEP shall provide the Service to the Guest on the listed terms and conditions. Reservation of the service made by usage of this website is made on the condition that the Guest accept all the terms and conditions without variation. The terms and conditions may be amended from time to time at SLEEEP’s sole discretion with or without notice or liability to the Guest. It is the Guest’s responsibility to check this page prior to the Service. By continuing to use the Services following such amendments to this Terms and Conditions, the Guest agrees to be bound by such amendments.

The Guest also understands that:

  1. While SLEEEP provides a private space for recharge for each individual, the corridors and restroom facilities are shared with other guests in a co-ed setting.
  2. Our SLPers are double decked thus there is a chance one would be assigned an upper space, in which case one must use a secured ladder to access and exit the SLPer.
  3. Due to the nature of the location, SLEEEP Sheung Wan as our pilot project is unable to provide the accessibility fit for persons with physical disabilities.
  4. Guest must be 18 years of age or above at the time of arrival to be a guest of SLEEEP.
  5. No smoking, eating and making loud noises at SLEEEP.
  6. Guest is responsible for their personal belongings and will not seek compensation from SLEEEP for any damage or misplaced items.
  7. Each SLPer is for single occupancy only at all times.


The following definitions apply in these terms and conditions:

  1. 'The site': the site of SLEEEP refers to site of accommodation with the address of 1/F, 242 Queen’s Road Central, Sheung Wan, Hong Kong
  2. 'The website': Official website of SLEEEP: http://sleeep.io and all associated subdomains.
  3. 'The Guest': anyone, over 18 years old, who uses the Service provided by SLEEEP through reservation made and confirmed on this website, social media channels, other online travel agency platforms or direct booking through other means.

Reservation and Confirmation of Reservation of Service

When making a reservation of service, the Guest must give particulars including:

  1. Legal name and valid contact detail of the Guest
  2. Date, Time and duration of accommodation
  3. Intended check-in and check-out time
  4. Any other information required by SLEEEP
The Guest will receive a confirmation email upon successful reservation.

Payment Methods and Currency

Guest can pay the full amount by credit card or paypal, using HKD/USD currency, through our online payment platform (Stripe) at the time of making reservation. SLEEEP does not store any credit card information and all payments are handled via the 3rd party company Stripe.

A deposit equivalent of HKD 500 per night (max. 2000) will be assumed as Guest checks in. This amount will not be processed by SLEEEP unless such event occurs to deem necessary, including but not limited to damage and unauthorized appropriation of property, for SLEEEP to recover its losses. SLEEEP reserves the right to execute this charge onto the credit card used to made for the reservation, or demand the payment directly from the Guest if necessary.


The Guest may choose to register the following particulars electronically before arrival at SLEEEP or upon arrival: Name, age, gender and other particulars deemed necessary by SLEEEP. HKID or passport would be required to be presented for identification upon arrival for the first time.

Business Hours & Hours of Stay

For overnight stay, check-in time starts at 15:00 on the start date and latest check-out time is 11:00 on the day of check-out. Early check-in and late check-out is possible upon request via email.

For hourly stay, the hourly plans are set as 1, 2, 4, 8, 12 hours. Guest should be making the minimum hour plan sufficient to cover the full intended period of stay.
Extension of stay is subject to availability of space at the time of request. All extensions will be charged at the hourly rate of HKD 99, with a maximum extension of 4 hours.
We have staff on duty 24 hours a day. Staff is arranged to be physically on site between 0800 to midnight everyday and virtually monitoring between midnight to 8am.

Amendment and Cancellation of Accommodation

Details of reservation can be amended by notifying our Experience Officer (XO) at SLEEEP via email [email protected] The amendments must be requested at least 48 hours before the scheduled check-in time for overnight stay. Otherwise, such request may not be catered. For hourly stay, due to the short preparation time nature, amendments will be honored on a case by case basis decided by SLEEEP.

By making a night booking with us, the Guest accepts and agrees to the following cancellation policy:

  1. 100% refund when canceled 14 days ahead of arrival date.
  2. 50% refund when cancelled 2 -14 days ahead of arrival date.
  3. No refund for no show / cancellations made less than 48 hours before the arrival.
When a refund is issued, the actual process will be handled by our payment company STRIPE, which states that a refund usually takes 5 to 12 days.
If the Guest, without giving proper notice, fails to arrive at the scheduled arrival time, SLEEEP may treat the reservation as being cancelled by the Guest.

For hourly stay, guest may cancel at any time before the scheduled check-in time.

SLEEEP may cancel the reservation/accommodation upon finding that:

  1. The guest is found to be infected with an infectious disease;
  2. The guest in question has used the accommodation for gambling or other illegal purposes, or otherwise to violate public morals;
  3. The guest in question is extremely intoxicated;
  4. The guest has caused significant disturbance to other guests;
  5. The guest fails to observe our house rules (No smoking, eating and making loud noises) within our premise;
  6. The guest brings along other individuals that does not have a confirmed reservation for that time period into the premise, without approval from SLEEEP;

SLEEEP is unable to continue to accommodate the guest in question due to disaster, failure of facilities or other unavoidable reason.

Handling of Goods Deposited / Storing Luggage or Belongings of the Guest

Personal belongings of the Guest should be stored in lockers provided. Luggage size is recommended to be within 65cm x 45cm x 30cm (Medium size). The Guest is responsible for the safety of the belongings. The Guest must carefully retain the password for the locker and keep it private. If any luggage or personal belonging were left behind, SLEEEP will store the luggage for 14 days including the day the luggage was found, but thereafter SLEEEP reserves the absolute right and discretion to either continue storing the luggage (luggage storage charges shall continue to apply and the Guest shall be liable for such charges) or to dispose of the luggage or item without any liability to you.

SLEEEP will not be responsible for loss of or damage to the Personal belongings, the contents therein or your personal belongings (including any valuables, even if we have been advised) during storage or during the disposal process however caused and the Guest hereby releases SLEEEP from any liability in respect thereof.

Direct Marketing

We would love our guests to be among the first to receive the latest information and offers about SLEEEP products and services. When we contact you it may be by email, Whatsapp/text messages or social media messages. You can unsubscribe from communications at any time by clicking the 'Unsubscribe' link in any promotional or marketing communication received from us or by contacting us via email at [email protected] with the subject “unsubscribe”. Your privacy is important to us and we will only use your personal information for direct marketing/communication purposes in accordance with all applicable laws.

SLEEEP shall compensate the Guest for damage caused to the Guest by SLEEEP in the course of provision of service to the Guest.

To the extent permitted by law, SLEEEP shall not compensate any liability arising out of any occurrences beyond its control including but not limited to acts of terrorism, acts of God, flood, war, strikes, riot, theft, delay, cancellation, civil disaster, government regulations or changes in itinerary or schedule (collectively, 'Force Majeure').

SLEEEP is covered by AIG Insurance HK Ltd (Policy number HK22006203) for its property all risks, liability and consequential loss. For detailed insurance policy, please refer to the website.

Liability of Guest

The Guest shall compensate SLEEEP for any damage to the premise and property of SLEEEP, caused by act or negligence on the part of the Guest during the stay.


All problems arising from this contract shall be resolved in accordance with the law of the Hong Kong Special Administrative Region at court with jurisdiction in the area in which the SLEEEP is located.
